Trash, Recycling and Bulk Pickup
Trash: Please make sure your trash is carefully contained and out as early as 7:00 p.m. the night before to catch the early trash pickups. Trash is picked up throughout Lakelands every Monday and Thursday by our private contractor. If pickup day is a holiday (New Years Day, Christmas, Thanksgiving, July 4th, Memorial Day and Labor Day), that day is skipped and pickup generally resumes on the next normal pickup day. If you have any comments, questions or concerns about trash pickup, please contact Michele, our community manager.
Recycling: Please put your recycling in the green bins provided by the City of Gaithersburg and remember that typical plastic trash bags will not be accepted, even if filled with aluminum cans. Leaves and small yard waste are best in large paper bags. Christmas trees may be placed next to the bin. Recycling is picked up each Thursday by contractors for the City of Gaithersburg, not the Lakelands trash pickup contractor. If Thursday is a holiday or pickup is cancelled (i.e., for snow) recycling will generally be picked up on the following Saturday. Bulk Pickup: Bulky items not able to be taken with regular trash can often be set out for "bulk pickup" which is provided by the City of Gaithersburg on the first Thursday of every month. If that Thursday is a holiday or pickup is cancelled, bulk pickup generally moves to the next Thursday. It should be noted that the larger trucks cannot fit down the alleys/mews - so bulk trash needs to be taken out to a street curb. Please be respectful of your neighbors when doing this. There are strict guidelines as to what can be collected. Detailed information may be found on the city's bulk pickup website or by calling 301-258-6370.
Streets: Parking, Plowing
Parking on streets is first come, first serve. City of Gaithersburg law doesn't allow street parking for more than 48 continuous hours, so be sure to move your car occasionally if parking on the street. When parking in the mews, cars must be parked on paved surfaces located within the homeowners property boundaries. If there is a threat of snow, we recommend pulling cars off the street as much as possible. Where plowing occurs in our mews, it may be impossible for the plow to avoid pushing snow toward your garage door.

The Pool is really three pools, all accessed through our clubhouse. The pool is open Memorial Day through Labor Day and hosts a number of parties, noodle nights, Lionfish meets, swim lessons and of course resident swimming. Hours are 3:00 - 8:00 p.m. while school is still in session and for the rest of the summer, 10:00 a.m. - 9:00 p.m. on weekdays, and 9:00 a.m. - 9:00 p.m. on weekends. The Lap Pool is open for early morning swimmers Monday - Friday from 7:00 - 8:00 a.m. The Snack Bar is open daily from 12:00 to 6:00 p.m.
The Fitness Center is in the basement of the clubhouse. It is accessible to all residents by an access card, which can be obtained from the management office, and is open daily from 5:00 a.m. - 10:00 p.m.
Clubs: Lakelands has a number of active neighborhood clubs. All residents are welcome and encouraged to participate.

The City of Gaithersburg website is also a valuable resource for activities in our city.
There are year-round high-quality events at the Kentlands Arts Barn, Kentlands Mansion and Main Street Park & Pavilion, all within walking distance.
Facilities Access Cards are issued to all Lakelands residents and identifies them as Lakelands residents at all Lakelands facilities (including pool, fitness center, tennis courts, and basketball court) and social activities. Access cards areissued at the Management Office (2nd floor of the Clubhouse) Monday – Friday, 10:00 a.m. – 4:00 p.m.
Residences: Upkeep and Modifications
The Lakelands Design Review Commitee (DRC) is chartered with maintaining consistent design standards. Their actions consider four criteria: aesthetics, safety, environmental impact and property values. The LCA Community Standards and Guidelines provide an overview and comprehensive look at the DRC; all DRC documents are found here. Like all Lakelands committees, DRC meetings are open to the public.
Changing your exterior? Any changes to the exterior of your property should be submitted to the DRC for approval using this form. This is not just for major work - approvals are for simple color or material changes, or even removing things. If in doubt, email to DRC@lakelands.org and they'll gladly help. If you look at past issues of the Leader, you'll see the DRC is timely and often approves proper submissions.
Got a letter? No worries. If you got a letter indicating you need an improvement to your property, it happens to the best of us. Think of it as a second set of eyes that might notice things you pass everyday, and know that once taken care of, you'll be back "in the good". The letter will have instructions and more detail can be found in the LCA Community Standards and Guidelines.
What about Lakelands common areas? The Design Review and Facilities Committees are consulted in design changes, but the common areas are primarily maintained by our property management company. Please reach out to Michele at 240-631-8338 to report any common area needs.
Lakelands is governed by the Lakelands Community Association (LCA) and is a part of the City of Gaithersburg, Montgomery County, State of Maryland.
The LCA employs Comsource Management (CMI) to manage the daily upkeep and operation of the community.
Our Board of Directors meets on the first Monday of each month, in the Clubhouse and manages the LCA. Many of the specific Lakelands needs are addressed by LCA Committees. Each committee has a chairperson, voting members and a Board liaison. All meetings (except occasional executive sessions) are posted to the events calendar and are open to all residents. Elections are annual and all LCA positions are volunteer residents. We very much encourage participation. Every resident will have their voice heard and does not need to be a voting member of the board or a committee. If you'd like to get involved, please attend an upcoming meeting or reach out to any board or committee member.
The LCA is proud to keep our homeowner's dues very reasonable and to return an excellent value. Each residential unit has the same monthly fee.
